Windsor Clive International are the specialist firm of chartered surveyors concentrating on the sale, purchase, letting and valuation of stud farms, training yards and equestrian centres, principally in Great Britain, Ireland and France.

No other British based firm can claim such an in depth knowledge of the horse world and all our clients are treated in the strictest confidence if they so wish.

We are able to operate independently or with other property or bloodstock professionals to ensure a full property service to the equine world is offered to our clientele.

We work closely with firms in Ireland and in France.

Equestrian Property Sales and Lettings

The market for equine property has three specific areas: stud farms (horse farms in the USA), training yards for racehorses, and centres for competition horses such as showjumpers, dressage and 3 day eventing. There are only a few properties for sale, and a few buyers looking for each category at any one time, so at Windsor Clive International we pride ourselves in knowing who is in the market, and who wishes to sell their equestrian property. Many properties are not on our website as some sellers prefer a private sale.

Purchases

We can undertake a property search for clients, our unrivalled knowledge in the equestrian property sector means that other estate agents tell us early what they have coming to the market. In addition we often know which owners may be worth an approach.

Valuations

The valuation of specialist property needs specialist knowledge. Our clients have included well known breeders, trainers, local authorities and government departments, as well as banks and financial institutions.

Lettings

We have a lettings department in the firm. The market place for letting training yards and stud farms can be fast moving, particularly when racehorse trainers have a sudden influx of horses from a new owner. Stud farms are more difficult to place and our knowledge of who is in the market is crucial.

Sometimes we find new employed trainers rather than tenants, depending on the requirements of the owner. Often the quality of the tenant is more important than the headline rent, and we never forget that it is a whole business that has to move, with a significant number of employees.

Project Management

We can undertake project management and give input into the design of training yards and stud farms. Mark Kershaw MRICS has a long and detailed experience in racecourse surfaces, design and management.
