Why do I need a PAT Test?

The Landlords Common Law duty of care and the Landlord & Tenant Act 1985 requires that electrical equipment is safe at the start of every tenancy and maintained in a safe condition throughout the tenancy.
Landlords must ensure that all electrical appliances supplied comply with the Electrical Equipment (Safety) Regulations 1994 and The Consumer Protection Act 1987.
A PAT Test records the goods supplied as part of the tenancy and of the checks made on those goods. You should obtain and retain test reports detailing the equipment, the tests carried out, the re-test date and the results.

Home Buyers/Sellers Central Heating Inspection

Since the abolition of the HIPs Package more and more Estate Agents are requesting that Home Sellers provide records showing when the boiler was last serviced and some are now asking for a Home Owners Gas Safety Record (CP12) Certificate.
If you are buying a house it is essential to have the gas Central Heating System and any other gas appliances fully checked by a Gas Safe Registered Engineer.

Gas Safety At Home Ltd provide a tailor made service for Home Buyers and Sellers which includes checking the gas boiler, radiators and water tank are in good working order. This can be combined with a Boiler Service, Gas Appliance Service and a Home Owners Gas Safety (CP12) Certificate. A full written report will be issued. Home Sellers are now required, by law, to have an Energy Performance Certificate when marketing their property. Combined with a PIR (periodic inspection report) you will be able to document the safety of your home.

Why Do I Need a PIR?
The Landlords and Tenants Act 1985 requires that the electrical installation in a rented property is safe when a tenancy begins and is maintained in a safe condition throughout the tenancy.

An electrical survey, known as a Periodic Inspection Report (PIR) will reveal if electrical circuits are overloaded, find any potential hazards in the installation, identify defective DIY work, highlight any lack of earthing or bonding and will carry out tests on the fixed wiring of the installation. The report will establish the overall condition of the electrics and state whether they are satisfactory for continued use and should detail any work that might need to be done.
