Land Surveys

Land Surveying is the accurate measurement, mapping or recording of any land, land features and footprints of buildings and structures.

Land Survey and the subsequent data is critical to many processes including design, planning, implementation and construction. Any land based project will benefit from one or all of the services we provide.

Our land surveys are completed using the following guidelines and standards where appropriate to maintain the highest quality;

RICS - Surveys of Land, Buildings and Utility Services at Scales of 1:500 and Larger
RICS - Code of Measuring Practice, RICS – Guidelines for the use of GNSS in Surveying and Mapping
RICS – Daylighting and sunlighting
English Heritage - Metric Survey Specifications For Cultural Heritage
TSA - Network RTK GNSS Best Practice 2012.
We also keep up to date with any other survey guidance notes provided by the RICS and the TSA.

3D Laser Scanning

3D Laser Scanning is also known as 3D Scanning, Lidar or Ground Based Lidar and Terrestrial 3D Laser Scanning.

3D Laser Scanning is the method and technology that captures environments, structures and objects in 3D in the form of millions of 3D points. The resulting data is called a Point Cloud. The data is captured in real-time and is the definitive measured record for many types of projects.

Point clouds can be joined together and registered to a coordinate system (i.e. Ordnance Survey). Point clouds can be imported into software such as: CAD packages, Navisworks, Revit and CivilCAD.

Point Cloud data is used for; BIM(Building Information Modelling), As-built checks, Measured Building Surveys, Topographical Surveys, Asset management, Low cost 3D scene visualistion, 3D modelling (of Pipes, Plant, Buildings, Monuments and objects), crime scene capture, monitoring, Rights of Light and Daylighting and Sunlighting analysis, and much more.

When 3D laser scanning, we use the following guidelines where applicable to ensure the highest quality data is produced;

Also, where applicable we utilise the RICS - Surveys of Land, Buildings and Utility Services at Scales of 1:500 and Larger for the 3D laser scanning site control.

Measured Building Surveys

Measured Building Surveys consist of a wide range of measurement methods and data to help document and manage buildings and structures.

These can range from basic 2d data and plans, to complex and attributed intelligent data for BIM. An accurate survey will ensure that the retro-fit, refurbishment or design is right first time, an essential part of ensuring a cost-effective building or structure based project.

Our measured building surveys of buildings and structures are completed with specialist equipment and survey methods to ensure our plans, drawings and 3D models are accurate and not just a generalisation of the subject.
These surveys are undertaken with a combination of 3D laser scanners, total stations, laser distance measures, on site software and even the good old fashioned tape measure and folding ruler!
We undertake measured building surveys of all buildings and structures. These include; residential properties, commercial properties, industrial properties, schools, colleges, universities, hospitals, secure units, heritage, churches, chapels, power stations and various public sector uses.
Data can be incorporated into BIM (Building Information Modelling) models and processes.
We conduct all of our surveys in compliance with to the following guidance notes:

RICS - Code of Measuring Practice
RICS - Daylighting and Sunlighting
English Heritage - Metric Survey Specifications For Cultural Heritage.

Topographical Surveys

Topographical Surveys are also known as Topographic Surveys, Detail Surveys, Terrain Surveys, Contour Surveys.

Topographical Surveys are the essential starting point for all “land based” projects and design is accurate 2D plans and drawings and 3D data.

These Land Surveys can range from greenfield to brownfield sites, urban to wilderness, mines and quarries to refuse sites, and everything in between.

Topographical Surveys can be undertaken over any accessible area and provided at any scale, level of detail, in 2D or 3D and in most data formats. Each survey can be tailored to the projects needs or to a client specification. The data can also be provided as a basic or full 3D ground model.

All of our surveys are conducted in compliance with:

RICS “Surveys of Land, Buildings and Utility Services at Scales of 1:500 and Larger” guidance note.

We also keep up to date with any other survey guidance notes provided by the RICS and the TSA.

High specification Leica Geosystems equipment and instruments are used to collect the survey data. Survey accuracy GNSS (Global Navigation Satellite System) is used to relate any topographical survey to the Ordnance Survey National GNSS Network (the official Ordnance Survey National Grid) if required.
