West Kirby Letting Ltd is a well established, local letting agency offering a personal service for landlords and tenants alike. Being a family run business we provide a friendly and professional service at competitive rates. Our property portfolio has grown to include a variety of residential buildings across the entire Wirral Peninsula and a selection of student housing in Liverpool.
Originally founded in 1991 DM Property Letting was granted Limited status in 2000. In 2002 the companys's name DM Property Letting Ltd was changed to West Kirby Property Letting & Managment Ltd so as to reflect the company's new office location. In 2003 a further name change was incorporated under the name of West Kirby Letting Ltd

West Kirby Letting Ltd is a member of UKALA, The UK Association of Letting Agents and affords client money protection. More details are available here

The Company is a member of The Property Ombudsman (TPO) which offer redress and can consider complaints on behalf of Tenants and Landlords

The Director
The Director of the company David Mayhew, has over 20 years of experience in the lettings and managment business. As the founder and cheif executive of West Kirby Letting Ltd, the Director has been resposible for growing and developing the company and it's reputation.
The Director is involved in all aspects of the company and is available 7 days a week should you have any queries.

Landlord Fees

Our Landlord Fees are charged for each service required and are only to be paid after successfully letting the property. The total amount for the installation fee is £800 per property.
This fee covers £500 for the property appraisal, advertising and viewings including negotiations with prospective tenant(s)
- £100 for drawing up individual landlord terms in the tenancy agreement & preparing a property inventory (details & terms provided)
- £100 for credit references, work references and previous occupation references as well as an immigration check if necessary
- £100 for check in, ensuring first months rent and deposit, safety requirements met and informing utility providers. Check out at end of agreement term also included.

Check in and check out is to ensure the condition of property is acceptable and compliant with safety rules and is accurately portrayed in the inventory.

Tenant Fees for Residential Properties

The tenants will be required to pay a total fee of £300 per property upon application to let a property. The breakdown covers
- £100 for tenant checks & credit references
- £100 for consulting and signing of tenancy agreement
- £100 for preparing a property inventory and deposit protection requirements (t&c provided)

We will conduct the check in and check out process to confirm the condition of property, the cost of which is included. There are no other hidden fees.

Tenant Fees for HMO Properties
The tenants will be required to pay a fee of £100 per tenant upon application to let a property. This combined fee covers
Tenant checks & credit references, drawing up a joint tenancy agreement tailored to your needs, preparing a property inventory and deposit protection requirements (details & terms provided), check in and check out process. There are no other hidden fees and deposit protection is free.
